Selling Your Home? Get Your Roof Ready for Closing
A roof replacement before closing can clear up the roof questions that slow a sale down. It is not the right call for every house, and we will tell you if yours does not need one.
The roof is one of the first things a buyer's inspector, insurer and lender look at. If it is old, damaged or leaking, it tends to show up as an inspection repair request, a price negotiation, or an insurance company that will not write the buyer's policy until something is done. A documented roof replacement for a home sale answers those questions with paperwork instead of guesses.
Replacing the roof before you list can make sense when the roof is near the end of its life or already showing damage. It takes a known objection off the table and gives buyers a new roof, a transferable workmanship warranty and records they can hand to their own insurer.
If your roof still has good years left, you may only need a repair, or a written inspection report that shows the buyer what condition it is in. Our free inspection tells you which of those you are looking at, in writing, before you spend anything.
An insurer raised the roof
The buyer's insurance company wants repairs or a replacement before it will issue coverage.
The inspection flagged it
The buyer's inspection report lists roof concerns and you need a straight answer and a real number.
You are about to list
The roof is aging and you would rather deal with it now than in the middle of a negotiation.
Buying a Home That Needs a New Roof?
You can still buy it. Get a roofing assessment early, through your agent and the property owner, so everyone is working from the same facts.
When your insurer, your lender or your home inspection raises a concern about the roof, the next step is usually an assessment or estimate from a roofing contractor. That gives you, your agent and the seller a written scope and a number to negotiate around.
Until closing the house belongs to the seller, so a few things normally have to be in place before we go up:
- The owner or listing agent arranges access to the property.
- The owner authorizes any work done before closing. Who pays for it is something buyer and seller agree on in the contract.
- If you need the roof addressed for your insurer or lender, get their requirement in writing and send it to us so the scope matches it.
Once access is arranged, we inspect the roof, photograph what we find, and give you a written report and estimate you can share with your agent. If it is a repair and not a replacement, we say so.
Need a Fast Roof Replacement Before Closing?
If you have a closing date, an insurance deadline or a lender condition on the calendar, call us first and tell us the date. We will look at the roof, size up the work, and give you the earliest realistic install date we can actually hold.
A quick roofing estimate
Most inspections are scheduled within 24 hours. You get a written report with photos, not a guess from the driveway.
The real scope, up front
We price what the roof actually needs. If we find bad decking during tear-off, we photograph it and price it before replacing it.
An honest install date
Scheduling depends on materials, weather and our crews. You get the earliest date we can keep, not the most optimistic one.
One or two days on site
Most homes are done in one or two days from tear-off to cleanup. Steep, complex or specialty roofs can run three to four.
A fast roof replacement only helps you if it is finished before closing. Getting an estimate quickly, getting on the schedule, and completing the whole replacement are three different things, and we will be clear about each one. If your timeline is too tight for a roof replacement on the schedule you need, we will tell you on the first call so you and your agent can plan around it.
The Optimum Roofing Real Estate Special
The Real Estate Special is how we handle a roof replacement when a sale is involved. Same roof, same crews and same standards as every job we do, plus five things a transaction needs.
1. Scheduled around the transaction
We build the schedule around your closing date where it is feasible, based on the scope, materials, weather and crew availability.
2. A documented scope of work
What we found, what we are replacing and what was completed, in writing, with photos.
3. Final invoice and payment records
A final invoice and, once the project is paid, proof of payment, ready to share with whoever needs it.
4. Transferable workmanship warranty
Our eligible workmanship warranty transfers to the new homeowner at no additional transfer fee, subject to its written terms.
5. Coordination with your agent
With the homeowner's authorization, we talk directly with agents and other people involved in the sale about scheduling and documents.
For agents and investors
Need a roofer who answers the phone and understands a closing date? Call us. We work with listing agents, buyer's agents and investors preparing homes for sale.
Roofing Documentation for Your Home Sale
After a roof replacement you should have a clear record of what was done. Here is what we provide, as it applies to your project.
- Written scope of work describing what was replaced.
- Material information, including the shingle manufacturer, product line and color.
- Photos of the finished roof, and of anything we found and fixed under the old one, such as replaced decking.
- Completion record showing when the work was finished.
- Final invoice for the project.
- Proof of payment, once the project has been paid.
- Warranty paperwork, including transfer instructions for the new owner.
With your permission, we can send these records straight to your agent, the buyer or their agent, the insurance company, the lender or the closing attorney. Each of them decides what they need and what they will accept. We do not control that, but we make sure what we hand over is complete, clear and on time.
If someone asks for a specific document or wording, ask them for the requirement in writing and forward it to us. Matching a written request is much easier than matching a secondhand description of one.

Transferable Roof Warranty for the New Homeowner
An eligible Optimum Roofing workmanship warranty can be transferred to the new homeowner at no additional transfer fee, subject to the written warranty terms. That is one less question for a buyer to ask.
Our workmanship warranty
Covers the installation, meaning how the roof was put on. It comes from Optimum Roofing, in writing, and runs ten years. When the house sells, an eligible warranty can move to the new owner with no transfer fee from us.
The manufacturer warranty
Covers the materials themselves and comes from the shingle manufacturer, not from us. Its length, coverage and transfer rules are set by the manufacturer for the specific product, and we will walk you through them for the roof you choose.
The exact terms of both warranties are in the documents you receive with your project. Please read those rather than relying on a summary, including this one.

1 to 2 days on siteFrequently Asked Questions
Can I sell my house if it needs a new roof?
Yes. Homes sell with older or damaged roofs all the time. The roof can affect the price, the buyer's insurance and financing, and what the buyer asks for after their inspection, so many sellers either replace it before listing or negotiate it during the sale. Your agent can tell you which approach fits your situation.
Can I buy a house that needs a new roof?
Yes, but plan for it early. The buyer's insurer and lender may have their own requirements, and the seller owns the house until closing, so roofing work before closing needs the owner's permission and access. Once the owner or listing agent arranges access, we can inspect the roof and write an estimate.
Can homeowners insurance require a new roof before closing?
It can. Some insurers look at a roof's age and condition before writing a new policy, and may ask for repairs or a replacement, limit coverage, or decline to write the policy. Requirements vary from company to company. Ask the insurance agent exactly what they need, in writing, and share it with us so the scope of work matches.
Can a mortgage lender require a roof replacement before closing?
Sometimes. If an appraisal or inspection flags the roof, a lender may require repairs or a replacement before the loan closes, and some loan programs have their own property condition standards. Your loan officer is the person who can tell you what your loan requires.
How quickly can a roof be replaced before closing?
It depends on the size and pitch of the roof, the scope of work, materials, weather and our schedule. Most inspections are scheduled within 24 hours, and most homes take one or two days on site once work starts. Steep, complex or specialty roofs can take three to four days. Tell us your closing date when you first reach out and we will give you an honest answer about whether it can be done in time.
Can I get a fast roofing estimate for a home sale?
Yes. Call us or send the form on this page with your target closing date. Most inspections are scheduled within 24 hours, and you get a written report with photos. A fast estimate is not the same thing as a finished roof, so we will also tell you the earliest install date we can realistically hold.
What happens if the roof replacement cannot be completed before closing?
We tell you as soon as we know, not the week of closing. What happens next is decided by the buyer, the seller and the lender. Depending on the contract and the loan, parties sometimes move the closing date, agree on a credit, or use an escrow holdback. Your agent and closing attorney can explain which options apply to you.
Who pays for a new roof when selling a house?
It is negotiable. Sellers often pay for a replacement before listing or after a buyer's inspection, and sometimes the two sides agree on a price reduction or a closing credit instead. The purchase contract decides it, so work it out with your agent.
Should I replace my roof before listing my house?
Not always. If the roof is near the end of its life, damaged, or likely to cause problems with a buyer's inspection or insurance, replacing it first can take an obstacle off the table. If it still has good years left, a repair or a written inspection report may be all you need. Our free inspection tells you which one you are looking at.
What documentation should I receive after a roof replacement?
On an Optimum Roofing replacement you can expect, as applicable to the project: the written scope of work, material information, completion photos and a completion record, the final invoice, proof of payment once the project is paid, and the warranty paperwork. Keep copies to share with your agent, insurer, lender or buyer.
Can a roof warranty transfer to the new homeowner?
Often, but it depends on the warranty. Our eligible workmanship warranty can be transferred to the new owner under its written terms. Manufacturer warranties on the shingles have their own transfer rules, set by the manufacturer, and we can walk you through them for the product on your roof.
Does Optimum Roofing charge to transfer its eligible workmanship warranty?
No. There is no additional transfer fee for an eligible Optimum Roofing workmanship warranty. The transfer is subject to the written warranty terms you receive with your project.
Does replacing a roof guarantee homeowners insurance approval?
No. A new roof addresses one of the things insurers look at, but approval, coverage and price are decided by the insurance company under its own guidelines. What we can do is document the work clearly so you can show the insurer exactly what was done.
