On the ground in Riverwood

Same community, very different roofs.

Riverwood is the master-planned community off Bobo Road on the east side of Dallas, near Dallas Acworth Highway and East Paulding Drive, with access to Mt. Tabor Park. It shares the 30157 ZIP code with our shop. Listings show homes built from 2004 onward, and D.R. Horton is still building and selling in the Hamptons at Riverwood sections, with listed homes from 2021, 2023 and 2024.

That gives Riverwood two very different kinds of roof. On the original homes, an architectural shingle roof is now around twenty years old, and the small parts usually fail first: pipe boots, flashing at walls and chimneys, and ridge caps. On the Hamptons homes, the roof is new, so a leak or a missing shingle is an installation or storm question, and a builder or manufacturer warranty may cover it.

Riverwood also sat near the damage from the March 2025 storms in Paulding County. Local news reported Riverwood Drive at East Paulding Drive closed for storm damage, and wind like that can lift shingles and set them back down looking fine.

Worth knowing: If your Riverwood home is a newer Hamptons build, get any roof problem documented in writing before the builder warranty window closes, even if it seems minor.

  • Original 2000s homes

Roofs approaching twenty years: check granule loss, brittle tabs and cracked pipe boots before they turn into a ceiling stain.

  • New Hamptons homes

A problem on a new roof is rarely wear. Document it and check builder and manufacturer coverage first.

  • Never checked after March 2025?

Wind can break the seal strips under shingles without tearing them off. If nobody has looked since the storms, an inspection will tell you.

What we look at

What we check on a Riverwood roof

These are the details that tell an aging roof from a new one with a problem.

  • Wind damage from past storms. Lifted tabs and broken seal strips, which can look fine from the ground.
  • Installation details on newer homes. Nailing, flashing and starter courses, where new-roof leaks usually start.
  • Pipe boots and penetrations. Cracked collars on older roofs, poorly sealed ones on newer roofs.
  • Valleys and gutters. Where water collects and where it gets off the roof.
  • Decking, from the attic. Staining, soft spots or daylight.
Permits and paperwork

A Dallas address does not decide the permit question

Riverwood homes have Dallas mailing addresses, but whether a parcel is inside the City of Dallas or in unincorporated Paulding County decides which rules apply. The county parcel lookup confirms it.

If your parcel is inShingle-only re-roofWhat we do
Unincorporated Paulding CountyNo permit unless structural work is involved, per Paulding County's Building and Permitting guidance. If tear-off turns up rotten decking or framing, that is structural, and we raise it with the county before going further.
City of DallasThe city's permit application covers repairs and alterations. Its published fee is $5 per $1,000 of work, $100 minimum. We confirm for your address before work starts, and any permit fee goes on your estimate as its own line.

Storm damage and insurance

After a storm in east Paulding

Wind damage is easy to miss from the ground. Here is how to protect a claim.

  • Stay off the roof. Check from the ground: shingles in the yard, dented gutters or downspouts, granules collecting at the bottom of downspouts, new ceiling stains.
  • Write down the date and take photos. Many policies set a deadline measured from the storm date, not from when you noticed. Check yours.
  • Stop active leaks first. If water is coming in, we tarp the same day.
  • Get every slope documented. We photograph the whole roof and can be on the roof when the adjuster inspects. The claim itself stays between you and your insurance company.

What we will not promise. Nobody can promise an insurer will approve a claim or pay a certain amount. You owe your deductible, and a contractor who offers to cover or waive it is asking you to misstate the claim, which is insurance fraud.

When we tell you not to file. A small repair can cost less than your deductible. If filing will not help you, we say so and quote the repair instead.

Questions from Riverwood homeowners

Do you work in Riverwood and the Hamptons at Riverwood?
Yes. Riverwood is on the east side of Dallas in the same 30157 ZIP code as our shop, and it is inside our Paulding County service area. We do not have an office inside Riverwood.
Was Riverwood hit by the March 2025 storms?
Local news reported Riverwood Drive at East Paulding Drive closed for storm damage after the storms overnight on March 15 to 16, 2025. That does not mean every roof there was damaged. If you never had yours checked afterward, an inspection will tell you, and many policies set a deadline measured from the storm date.
My Hamptons home is new and the roof leaks. What should I do?
Document it first. On a new roof, a leak is usually an installation or storm issue, so the builder's warranty, the manufacturer's warranty or a storm claim may apply. We will put what we find in writing either way.
Is my original Riverwood roof due for replacement?
It may be close, but age is only one of four things we look at, along with damage across slopes, decking condition and repair history. About half the roofs we inspect need a repair instead.
What does a roof replacement cost in Riverwood?
We do not quote before we have been on the roof. Roof area, pitch, layers, soft decking, material and detail work all move the number. The inspection and written estimate are free.
Do I need HOA approval?
Riverwood has an HOA. Check its architectural rules before you change color or style.
