One community, three roof ages.
Seven Hills is the large Artisan Built Communities development off Cedarcrest Road in North Paulding, reached by Seven Hills Boulevard. It has a Dallas 30132 address, and it has been built in sections over roughly twenty years. Listings show homes from 2005 in the early sections, around 2015 in the middle phases, and 2025 in the newest.
That spread is the most useful thing to know about a Seven Hills roof. In the original sections, an architectural shingle roof from the mid-2000s is about twenty years into the 25 to 30 years these shingles usually last in Georgia, and the small parts usually go first: pipe boots crack, ridge caps lift, and sealant at chimneys and walls lets go. In the middle phases, roofs are usually sound but worth a look after any hailstorm. In the newest sections, a problem is almost always an installation or storm question, not wear.
NatureWalk is a section of Seven Hills along NatureWalk Boulevard, with its own neighborhoods: Rosemont, NorthFarm and Stratford at NatureWalk, the 55-and-over section of ranch-style homes. Those homes are among the newer ones in the community.

- Newer roof, new problem?
On a home only a few years old, leaks and lifted shingles usually point to installation or storm damage. Builder and manufacturer warranties may apply, so get it documented in writing first.
- Big, cut-up rooflines
Many Seven Hills homes have several roof planes and valleys. Valleys and wall flashing are where most real leaks start, whatever the shingle.
- Hot upstairs rooms
If the second floor runs much hotter than the first, attic ventilation is worth checking. Poor intake airflow bakes shingles from underneath.
What we check on a Seven Hills roof
The inspection is the same everywhere, but these are the details that matter most on homes like these.
- Valleys and step flashing. Where two roof planes meet, and where the roof meets a wall or a dormer.
- Pipe boots and vents. Rubber collars around plumbing vents are often the first part of a roof to crack.
- Ridge and soffit ventilation. Whether intake at the soffits matches exhaust at the ridge.
- Storm marks. Hail bruising, lifted tabs and dented soft metal, photographed slope by slope.
- Decking, from the attic. Daylight, staining or soft spots that the shingles hide.
A Dallas address does not decide the permit question
Seven Hills homes have Dallas mailing addresses, but the rules for a re-roof depend on whether the parcel sits inside the City of Dallas or in unincorporated Paulding County. The county parcel lookup settles it in a minute.
| If your parcel is in | Shingle-only re-roof | What we do |
|---|---|---|
| Unincorporated Paulding County | No permit unless structural work is involved, per Paulding County's Building and Permitting guidance. | If tear-off turns up rotten decking or framing, that is structural, and we raise it with the county before going further. |
| City of Dallas | The city's permit application covers repairs and alterations. Its published fee is $5 per $1,000 of work, $100 minimum. | We confirm for your address before work starts, and any permit fee goes on your estimate as its own line. |

After a storm in North Paulding
A storm claim is mostly paperwork. Here is how to protect yours.
- Stay off the roof. Check from the ground: shingles in the yard, dented gutters or downspouts, granules collecting at the bottom of downspouts, new ceiling stains.
- Write down the date and take photos. Many policies set a deadline measured from the storm date, not from when you noticed. Check yours.
- Stop active leaks first. If water is coming in, we tarp the same day.
- Get every slope documented. We photograph the whole roof and can be on the roof when the adjuster inspects. The claim itself stays between you and your insurance company.
What we will not promise. Nobody can promise an insurer will approve a claim or pay a certain amount. You owe your deductible, and a contractor who offers to cover or waive it is asking you to misstate the claim, which is insurance fraud.
When we tell you not to file. A small repair can cost less than your deductible. If filing will not help you, we say so and quote the repair instead.
