On the ground in Towne Lake

What Towne Lake roofs are dealing with.

Towne Lake is a planned community that started going up in the late 1980s, with much of it built through the 1990s. Walk any street off Towne Lake Parkway or Eagle Drive and you are looking at houses that are now 25 to 35 years old.

That age matters for the roof. Georgia heat is hard on asphalt shingles, which usually last 25 to 30 years here, so many original Towne Lake roofs have already been replaced at least once. A replacement roof from the 2000s or 2010s is now at the age where the small parts give out first: rubber pipe boots crack, sealant around chimneys and skylights lets go, and ridge caps start to lift. Those are repairs, not new roofs, if someone catches them early.

The setting adds its own wear. Much of Towne Lake is wooded, and it is crossed by Rose Creek and Noonday Creek, which both flow north into the Little River arm of Lake Allatoona. Shaded roof slopes stay damp longer, leaves and pine straw pack into valleys and gutters, and limbs come down in summer storms. Two-story foyers and big attics also make ventilation worth checking: an attic that cannot breathe bakes shingles from underneath and can show moisture on the decking in winter.

Worth knowing in Towne Lake: when a whole street was built in the same couple of years, one neighbor getting a new roof is a fair signal to have yours looked at. It does not mean you need one, and about half the roofs we inspect need a repair instead.

  • Storms come through here

A storm report logged quarter-size hail near Highway 92 and Bascomb Carmel Road in July 2020, and a June 2025 National Weather Service warning covering Woodstock and Hobgood Park called for radar-indicated quarter-size hail and 60 mph gusts.

  • Hail rarely looks like hail

Bruised shingles look fine from the driveway for months. Granules collecting in gutters, dented downspouts and dings on soft metal vents are the clues you can check yourself.

  • Wind finds the edges

Lifted tabs along ridges and rake edges are the most common wind repair. Resealed or replaced before the next rain, they stay a small job.

City line or county

Which permit rules apply to your Towne Lake address

Towne Lake straddles a jurisdiction line, and almost nobody mentions it. The southeast part of the community is inside the City of Woodstock. The rest is unincorporated Cherokee County. Homes on both sides of the line use a Woodstock mailing address, so your envelope will not tell you which one you are in.

If your parcel is inShingle-only re-roofWhat we do
Unincorporated Cherokee CountyNo permit. Cherokee County’s Building Inspections page lists shingle replacement as exempt. If tear-off turns up structural damage, we raise it with the county before going further.
City of WoodstockThe city runs its own building department. We have not found a published answer for roofing, so we do not guess. We confirm with the city for your address before work starts, and any permit fee goes on your estimate as its own line.

The county’s parcel lookup or a two-minute call to the building department settles which side of the line you are on. Sources and the full jurisdiction table are on our roofing permits by county page.

Why homeowners call us

What you can actually check about us

  • A written report you keep. We walk every plane of the roof, photograph each penetration and check the attic for daylight and moisture. You get the findings in writing whether you hire us or not.
  • Warranty on paper. Ten years on our workmanship and lifetime manufacturer coverage on the shingle systems we install, both handed to you in writing.
  • Manufacturer certified. Atlas Pro Contractor and IKO ROOFPRO Craftsman Premier, and a Google Guaranteed business.
  • Metal bent to fit your house. Flashing, drip edge, chimney caps and valley metal are fabricated in-house rather than cut down from stock lengths.
  • Nothing hidden under the new roof. Full tear-off every time, every pipe boot replaced, and any soft decking photographed and priced before we replace it.
  • The yard gets a magnet sweep. The last thing we do on every job is walk the whole property with a magnet.

On licensing and insurance

Georgia does not issue a state roofing license, so “licensed roofer” on any Georgia ad does not mean a roofing exam was passed. What you can verify is insurance, manufacturer certification, a written contract and a written warranty that names who honors it. Ask any roofer, us included, for a current certificate of insurance.

We wrote up what Georgia law says about roofing contractors, including the contract rules that do apply to storm work.

How it works

How a roof replacement runs, start to finish

  1. We come look

Every plane, every penetration, plus the attic. About 45 minutes on site.

Usually within 24 hours of your call
  2. You get the report

Photos and a plain-English verdict: repair, replace, or fine for now.

    Same day
  3. We agree on a plan

A written estimate with the shingle line, color, flashing, ventilation and the per-sheet decking price spelled out. If insurance is involved, we document the damage for your claim.

    Typically 2 to 5 days
  4. We build it

Tear-off, decking check, dry-in, install. Damaged decking is shown to you before it is replaced.

1 to 2 days on site for most homes
  5. We clean up and walk it

Magnet sweep of the whole property, haul-off, and aerial photos of the finished roof so you see what we see.

Storm damage and insurance

After a storm comes through Towne Lake

An insurance claim is mostly paperwork, and the paperwork is where claims are won or lost. Here is how to protect yours.

  • Stay off the roof. Check from the ground and from inside: shingles in the yard, dented gutters, granules at the downspouts, new ceiling stains.
  • Write down the date and take photos. Many policies set a deadline measured from the storm date, not from when you noticed. Check yours.
  • Stop active leaks first. If water is coming in, we tarp the same day so the damage stops while the claim is sorted out.
  • Document before the adjuster arrives. We photograph every slope and mark every hit, and we can be on the roof when the adjuster inspects. The claim itself stays between you and your insurance company.

What we will not promise. Nobody can promise an insurer will approve a claim or pay a certain amount, and nobody should offer you a “free roof.” You owe your deductible. A contractor who offers to cover or waive it is asking you to misstate the claim to your insurer, which is insurance fraud.

When we tell you not to file. A small repair can cost less than your deductible, and a denied claim still lands on your record. If filing will not help you, we say so and quote the repair instead.

Questions from Towne Lake homeowners

How much does a roof replacement cost in Towne Lake?
We do not quote a number before we have been on the roof, because the same floor plan can differ by thousands. What moves the price on a Towne Lake home: roof area in squares (a two-story house has far more roof than its floor plan suggests), pitch, how many layers come off, how much decking turns out to be soft, the material, and detail work like chimneys, skylights and valleys. Our estimates put the per-sheet decking price in writing up front, so there is no surprise on install day. The inspection and the written number are free.
How do I know whether my roof needs a repair or a replacement?
We look at four things: the age of the roof (architectural shingles in Georgia usually last 25 to 30 years), whether damage is spread across several slopes or confined to one, what the decking looks like from the attic, and how many times the roof has already been patched. About half of the roofs we inspect need a repair rather than a replacement, and we say so even when it costs us the bigger job.
How long does a roof replacement take?
Most homes are a one or two day job on site, from tear-off to cleanup. Larger or more complex roofs, meaning steep pitches, several valleys, or cedar and slate, can run three to four days. Your written estimate gives you a real number for your house rather than a range.
Do you work in Towne Lake and the nearby Woodstock neighborhoods?
Yes. Woodstock is inside our core Cherokee County service area and one of our most frequent stops, and that includes Towne Lake, the Eagle Watch side, the neighborhoods off Bells Ferry Road and the streets closer to downtown. To be clear about where we are based: our shop is in Dallas, Georgia. We do not have an office in Towne Lake, and we will not pretend to. The same crews and the same written warranty cover every job.
What should I do after wind or hail hits my roof?
Stay off the roof. From the ground, look for shingles in the yard, lifted tabs along ridges and rakes, dented gutters or downspouts, and granules collecting at the bottom of downspouts. Write down the date of the storm and take photos. If water is coming in, call and we will tarp it the same day. Then get the whole roof documented before an adjuster visits, so the claim is built on photos of every slope rather than a quick look from the driveway.
Can I get an estimate before I commit to anything?
Yes. The inspection is free and there is no obligation. We walk the roof, check the attic and photograph what we find, then give you a written report that says repair, replace, or fine for now. The report is yours to keep whether you hire us or not.
What roofing materials make sense for a Towne Lake home?
Architectural asphalt shingles are what most homes here get: a good wind rating, good value, and a 25 to 30 year life in Georgia heat. Cedar shake composite gives the shake look without the upkeep, standing seam metal handles heat and hail best but costs the most up front, and slate is only an option if the framing can carry it. Many Towne Lake subdivisions have a homeowners association, so check your architectural guidelines before you change color or material.
Do I need a permit to replace my roof in Towne Lake?
It depends which side of the Woodstock city limit your parcel sits on, not your mailing address. The southeast part of Towne Lake is inside the City of Woodstock and the rest is unincorporated Cherokee County. Unincorporated Cherokee lists shingle replacement as work that does not need a permit. The City of Woodstock runs its own building department and we have not been able to verify its rule from a published source, so we confirm it by address before work starts and put any permit fee on the estimate as its own line.
